Viamonte Reaches Marketing Milestone

Greenbrier and Northern California Presbyterian Homes and Services (NCPHS) announced that Viamonte Walnut Creek reached its pre-sale goal of 70% in February of this year. The sales success paves the way for the next stage of development for the 174-unit life care community with financing and groundbreaking moving forward this spring. The project is being heralded as a one-of-a-kind community in the San Francisco Bay Area due to its modern architectural elements, interior design and community amenities. These elements, combined with the strength of NCPHS’ reputation and a demand for housing focused on active seniors, are being touted as reasons for the brisk sales at Viamonte.

The Hickman Opens It’s Doors

The Hickman, in West Chester, Pennsylvania, received its Certificate of Occupancy on January 26, 2018 for the new Anna T. Jeanes building. This building replaces the 125 year old Sharpless Hall building that was located adjacent to The Hickman on the Quaker Block. The Sharpless Hall building was unable to meet the needs of today’s residents and suffered from numerous inefficiencies. The new Anna T. Jeanes Building will address those needs.

The Anne T. Jeanes building will be 3 story, household model, with 69 rooms and a gable roof. It will offer a secure, first-floor dementia care program with its own outdoor garden, both personal care and supportive residential living on the second and third floors, country kitchens and multiple dining rooms so residents can have more choices regarding their dining experience in a home-like setting, and will feature newer technologies and improved fire safety elements.

Lakewood, A LifeSpire of Virginia CCRC Finances

In December 2017, LifeSpire of Virginia closed a $47.75M fixed rate, tax-exempt bond financing as well as a $23.25M short-term bank financing.  The funds will primarily be utilized for an independent living expansion at Lakewood, located in Richmond, Virginia.  The project will position Lakewood to provide higher quality services to its current and future residents and remain competitive in a crowded market for the foreseeable future.  The expansion will have 64 independent living units, upwards of 30,000 square feet of new common areas and amenities, including a new wellness center with a pool, new dining venues, and renovations to the existing commons building.  The new building is expected to be available for occupancy in mid-2019, and the renovations are scheduled for completion in late 2019.  In addition to Greenbrier, key project team members include THW Design, WM Jordan, and BB&T Capital Markets.

Village Square Opens in Mechanicsburg, Pennsylvania

Messiah Village’s Village Square expansion project opened its doors to residents in October 2017.  The $80M project has 84 independent living apartments, 26 personal care apartments, 32 private skilled nursing residences, and substantial new common areas, including a new wellness center and day spa, two dining venues, and the John N. Hostetter Enrichment Center.  All of the community’s 750+ residents, as well as local seniors age 55+, are welcome to enjoy the town-square inspired amenities.  Stewart and Conners Architects and Whiting Turner served as the architect and construction manager for the project, respectively.  BB&T was the lender for the project, with Ziegler serving as the placement agent.
